Fee Guide
Required Fees:
The following fees are required as part of the application and leasing process:
Application Fee: $60.00 per person for all applicants aged 18 years and older.
Reservation Fee: $200.00 per apartment. This amount will be applied to your move-in costs.
The following fees are required as part of the move-in process:
Non-Refundable Fee: $200.00.
Security deposit will be equal to one month’s rent for approved credit without pets or one and one-half months’ rent for conditionally approved or approved with pets. Alternatively, a Security Deposit Waiver is available, subject to credit approval. The waiver requires a monthly fee of $30 for approved credit or $45 for conditional approval.
The following fees are required monthly in addition to the rent:
Package Locker Fee: $4.00 per month.
Water/Sewer/Trash monthly fee (based on apartment size):
○ 1 Bedroom: $70.00
○ 2 Bedroom: $80.00
○ 3 Bedroom: $90.00
Situational Fees:
Certain fees apply based on specific circumstances:
Reserved Covered Parking: $30.00 per month for each space, with a maximum of two spaces per apartment.
Pet Non-Refundable Fee: $250.00 one-time fee for each pet.
Pet Rent: $25.00 per pet each month.
Gate Card: $50.00 one-time per card.
Late fees are assessed as follows:
At close of business on the 3rd: $70.00
At close of business on the 9th: $25.00
At close of business on the 14th: $25.00
Additional Charges are assessed as follows:
Insufficient Funds Charge: $30.00 for returned or insufficient funds payments.
Certified Mail Fee: $15.00 for each certified mail sent.
Lease Termination Fee: After five months of occupancy, an option is available to terminate the lease for a fee equal to one month’s rent. Complete details are provided in the lease agreement.
Key Replacement: $10.00 for each key replaced.
Lock Change Fee: $60.00 for changing the locks.
Lock Out After-Hours Fee: $40.00 for lockouts occurring outside of regular hours.
Fines for community code violations (unkept patio/balcony, trash, pet waste, tampering with landing lights, smoke detectors, etc) will be $50 per occurrence.
